Development of the Regulation of Consumer Protection Instruments on the Polish Mortgage Market

The aim of this paper is to systematize consumer protection solutions on the Polish mortgage market. The author analyzed the legal regulations on the mortgage market (in the form of laws and implemented acts) and indicated the economic determinants of the mortgage market. The study includes the legal regulations that were prepared and implemented between 2004 and 2017. Mortgages, due to the subject of real estate financing, require specific forms of regulation. The risk of financing residential real estate is largely related to the long-term nature of the liability. Another danger is the volatility of interest rates and the change in the value of mortgage collateral. Consequently, the definition of transparent terms of consumer protection on the mortgage market is an essential part of the financial stability of the banking system.
